EastLake is comprised of 3 zip codes in eastern Chula Vista in South Bay San Diego. The zip codes are; 91913, 91914, and 91915. Unfortunately there are other communities mixed within the zip codes that EastLake is in. At one time if you did a search of 91915 there would only be EastLake homes and condos, now Windingwalk and Otay Ranch will also come up in a 91915 search. 91914 will pull up EastLake as well as Rolling Hills Ranch, Bella Lago and San Miguel Ranch and a few large land parcels. 91913 have older parts of EastLake and Otay Ranch as wells as older areas of Chula Vista.
Because many agents don’t put in the community as EastLake in these zip codes I can’t accurately show you only EastLake data. The data will be of zip codes 91913, 91914, and 91915 and will have other community’s listings in the mix. The EastLake Communities are; EastLake Shores, EastLake Hills, EastLake Greens, EastLake Trails, EastLake Trails North, EastLake Vistas, EastLake Woods, EastLake Gates, and EastLake Summit.

The highest priced home that closed escrow in September 2007 was $800,000 and was 5 bedrooms, 5 baths and 3,744 square feet.The least expensive sold home was $425,500, marketed at $425,500 and was 3 bedrooms, 3 baths and 1,559 square feet. The average “Days On Market” DOM was 123 days with the longest DOM being 224 days. 91913 Chula Vista includes older areas of Chula Vista like College Estates as well as newer areas like Otay Ranch and parts of EastLake.
There are 340 homes for sale in Chula Vista 91913 right now with 30 homes in escrow. The statistics show that half of these homes will fall out of escrow and go back on the market. The average list price for the homes in escrow is $545,727 with the highest priced home being $718,900 and the lowest priced home being $397,900. The average days on market for homes in escrow are 100 days. Many lenders from what I have seen are not willing to short sale a home as easy as many are saying in fact I am more inclined to see the banks and lenders foreclose on a home and sell it themselves.
When the lender forecloses on a home they take the home back and it is now their home and not yours. They will then sell it themselves, hire an agent to sell it, or auction it off. This is not a good thing but if a homeowner can’t make their payments this is something the lender will do. You could always contact an attorney to help you with any questions. This also doesn’t mean you will never buy a home again, it means you will have to start rebuilding your credit. I am guessing that the lenders 3-5 years from now will be lending money to people that got caught up in these low interest loans that jumped to a super high payment.
Because the interest rates on many of the loans are going from a fixed rate to a variable “much higher” rate on many loans the amount of homeowners unable to afford their house payment is incredible. I saw on the news that estimates were between 1,000,000 to 3,000,000 homeowners will lose their homes in the next year.
